Maintaining Your Furnace: A Homebuyer's Guide

 

As the chill of winter beckons, it’s essential to prepare your home for the colder months ahead. A well-maintained furnace ensures you stay warm, cozy, and safe throughout winter.

Being a home inspector, I've witnessed the difference between a well-maintained furnace and one left neglected. For the new homebuyers out there, here's a comprehensive guide to ensuring your furnace runs efficiently.

 

1. Start with a Professional Inspection

Before diving into any maintenance routine, always start with a professional inspection. As a Certified Master Inspector®, I recommend annual check-ups. It's like giving your furnace a regular health check, identifying potential issues before they become costly repairs.

 

2. Change Your Filters Regularly

One of the simplest yet most impactful steps you can take is to change the furnace filters. Doing this every 2-3 month ensures clean air circulation and prevents dust and debris from affecting your furnace's efficiency. If you have pets or smokers in the house, consider changing it even more frequently.

 

3. Check the Thermostat

A thermostat in good working condition is crucial for your furnace's efficiency. Consider upgrading to a programmable thermostat. It helps in regulating temperatures and ensures your furnace doesn’t overwork.

 

4. Ensure Clear Ventilation

Ensure that all your home's vents, registers, and grills are not obstructed. This ensures efficient air circulation and helps in even heating. Occasionally, vacuum these areas to remove dust or any debris.

 

5. Periodic Cleaning

The blower assembly can accumulate dirt over time. Turn off the power and gas, then gently clean the blower with a soft brush and vacuum. This not only improves efficiency but also extends the life of your furnace.

 

6. Examine the Belts

The belts in the furnace drive the blower. Examine them for signs of wear and tear. If they seem cracked or frayed, consider replacing them.

 

7. Monitor the Carbon Monoxide Detector

Safety first! Always ensure your carbon monoxide detector is functioning correctly. If it's battery-operated, check and replace batteries regularly.
