Inspection Items are as follows:     

Exterior Inspection Includes:

  • Grading and drainage 
  • Downspouts and gutters
  • Driveways, walkways, porches, decks and stoops
  • Roof, vents, flashing and trim
  • Skylights, chimneys or other roof penetrations
  • Eaves, soffits and fascia

Interior Inspection Includes:

  • Foundations and supports
  • Basements or crawl spaces
  • Fireplaces
  • Insulation
  • Ventilation
  • Heating systems
  • Carbon Monoxide testing included
  • Central Air Conditioning 
  • Garage doors, openers and safety sensors

Plumbing Inspection Includes:

  • Water shut off valves
  • Sump pumps with accessible floats
  • Interior plumbing faucets and fixtures
  • Visible signs of water leakage  

Electrical Inspection Includes:

  • Main disconnect and service amperage
  • Service line and meter box
  • Electrical panel, breakers and fuses
  • Branch circuits
  • GFCI's and AFCI'S
  • Grounding and bonding    

Make the Home Inspection go smoothly with proper planning: 

  • Seller must allow access to all areas and not have boxes or furniture blocking walls, windows, outlets, etc
  • Seller must unlock any secure areas.
  • Seller must have all systems turned on (water, electricity, a/c,etc.)
  • Advise seller and buyer that the inspection will take between 2 1/2 to 3 hours. This will vary depending on the size and condition of the home.
  • Seller should use proper judgment regarding pets.
  • If possible the buyer should be present for at least the last half hour of an inspection to review the defects found.
  • RE Agent must provide inspector with buyer’s name, address, phone number, e-mail address, and size of house or condo.
