Electrical Inspection Includes:
- Main disconnect and service amperage
- Service line and meter box
- Electrical panel, breakers and fuses
- Branch circuits
- GFCI's and AFCI'S
- Grounding and bonding
Make the Home Inspection go smoothly
with proper planning:
- Seller must allow access to all areas and
not have boxes or furniture blocking walls, windows, outlets, etc
- Seller must unlock any secure areas.
- Seller must have all systems turned on
(water, electricity, a/c,etc.)
- Advise seller and buyer that the
inspection will take between 2 1/2 to 3 hours. This will vary depending
on the size and condition of the home.
- Seller should use proper judgment
regarding pets.
- If possible the buyer should be present
for at least the last half hour of an inspection to review the defects
found.
- RE Agent must provide inspector with
buyer’s name, address, phone number, e-mail address, and size of house
or condo.
